Measurement

Carpet Area

The actual usable floor area within the walls of an apartment, excluding the thickness of inner walls.

Carpet Area is the net usable floor area within your apartment - literally the area where you can spread a carpet. This is the most important measurement for homebuyers as it represents the actual space you get to use.

What's included in Carpet Area

  • Bedroom floor space
  • Living room floor space
  • Kitchen floor space
  • Bathroom and toilet floor space
  • Store rooms and utility areas within the apartment

What's NOT included

  • External walls and internal wall thickness
  • Common areas (lobbies, staircases, lift areas)
  • Balconies and terraces
  • Service shafts and ducts

RERA Definition: Under RERA (Real Estate Regulation Act), carpet area is defined as "the net usable floor area of an apartment, excluding the area covered by the external walls, areas under services shafts, exclusive balcony or verandah area and exclusive open terrace area, but includes the area covered by the internal partition walls of the apartment."

Why it matters: Before RERA, developers often quoted super built-up area, which could be 30-40% higher than carpet area. Now, developers must sell based on carpet area, giving buyers clarity on actual usable space.

Examples

A 1000 sq ft carpet area apartment might have 1200 sq ft built-up area and 1400 sq ft super built-up area

If you're quoted ₹10,000 per sq ft on carpet area, you know exactly what usable space you're paying for
